    Each job can carry its own checklist: values such as discharge pressure or leaving water temperature, pass or fail checks, and notes. When the same chiller trips again next July, the supervisor opens last summer’s readings instead of asking who was on shift.

    Set a schedule per asset at the interval your AMC contract or the authority sets: chiller service, lift visits, fire pump tests, tank cleaning. Each one creates its work order on time and shows the next date.

You pay per technician per month. The price drops as your team grows: each band’s price applies only to the technicians inside that band. A technician is anyone with a login who works on or assigns jobs, so supervisors and admins count. Tenants, residents and staff who only raise requests are free.

Worked example. An FM company with 30 technicians and supervisors pays 10 × 149 + 20 × 99 = AED 3,470 a month (SAR 3,470, about USD 945). With 100 it is AED 8,300. With 250 it is AED 15,650.

The maker’s feature licence, billed at cost. The software’s maker charges USD 15 (about AED 55) per technician a month at its list price for the features that make it work for a real team: photos and files on jobs, the request portal, the PM calendar, vendors and contractors, time and cost, signatures, and more than 5 users. We pass it through at cost and never mark it up. For 30 technicians that adds about USD 450 a month, so the example above comes to about USD 1,395 in all.

FAQ

What FM and property managers ask first.

Will our technicians actually use it?
Yes, because it asks little of them. They open their jobs on their own phone, fill the checklist and close the job. We train them during setup in Arabic and English, and the screens switch to Arabic for anyone who prefers it.
Can our AMC subcontractors use it?
Yes. Their technicians get logins and their own jobs, and count as technicians. Keeping the AMC company itself on file as a vendor needs the maker’s feature licence.
Can tenants raise complaints on WhatsApp?
Yes, once we connect your WhatsApp Business account during setup. Until then tenants raise requests from a free login on their phone, and messages from Meta are billed at cost.
Does it make us compliant with Dubai Municipality or Civil Defence?
No, and no software can. It keeps the lift inspection, tank cleaning and fire system dates on schedule, with the readings on each job. The certificates and approvals stay with you and your AMC companies.
What is the difference between CMMS and CAFM?
A CMMS runs the maintenance work: assets, work orders, schedules and parts. CAFM adds the building side: spaces, contracts and service levels. Mindcat Maintain is a CMMS with buildings, plant rooms and requests, which is what most tower and compound teams use day to day.
Where is our data stored?
In your own copy in the UAE, or in Jeddah or Riyadh, whichever you choose. In your own cloud, it stays wherever your account is. We back it up, and you can take a full copy of the database and files at any time. Single sign-on needs the maker’s Business licence, billed at cost. Our invoices are in AED or SAR with VAT shown.
Does it work in Arabic?
Yes. Menus, work orders and forms switch to Arabic, right to left. Some words read as translated, and we fix them during setup. What your team types stays in the language they type it in.
What needs the maker’s feature licence?

Mindcat Maintain is built on Atlas CMMS, licensed under AGPL-3.0, and any changes we make to it will be released under the same licence. The paid features come from its maker’s commercial licence, which we bill at cost. What you pay us for is the hosting in the region, the setup, the Arabic and running it.
