Tenant complaints, AMC technicians and chiller schedules on one record per building.
For FM companies, property managers and owners’ association managers running towers in JVC, Al Barsha, Dubai Marina and Sharjah. Mindcat Maintain turns each complaint into a work order on the right asset, puts the job on the technician’s phone, and runs the chiller, lift and tank schedules on time. Hosted in the UAE, from AED 149 per technician a month for the first 10, with tenants free.

Where a tower summer goes wrong
Four things that cost an FM company the contract renewal.

How one complaint moves
From apartment 2103 to the owners’ report, nobody retypes it.

Real screens
What your supervisors, technicians and tenants see.
Captured from our own running copy with invented sample data. Names and numbers are not real customers.
“Readings go on paper and never reach the system.”
Checklists with readings on every job
Each chiller, FCU or pump job carries its checklist: values, pass or fail checks and notes. The readings stay on the asset’s history for next summer and for the owners.
- Used by
- HVAC and MEP technicians, supervisors
- On screen
- A chiller job with 21.4 bar, 9.8°C and a note about sand on the coils after a dust storm.

Checklist: the readings are on the job, not on a sheet in a pocket. “The lift visit and the tank cleaning slip every summer.”
Preventive schedules per asset
Monthly chiller service, lift visits, fire pump tests and tank cleaning each create their work order on time.
- Used by
- Planners, FM managers
- On screen
- 9 sample schedules with their next dates.

Preventive maintenance: next month’s chiller and lift visits are already jobs. “Tenants call security because they don’t know anyone is coming.”
Requests from tenants
Tenants raise requests from a free login, and the supervisor approves each one into a job.
- Used by
- Tenants, property managers
- On screen
- A tenant’s request for apartment 2103, waiting for approval.

Requests: the complaint becomes a job in one tap. “Which chiller keeps tripping?”
Every chiller, lift and pump on file
Assets by building and plant room, with their status and every job done on them.
- Used by
- FM managers, owners’ associations
- On screen
- 26 sample assets, two of them down.

What it costs
Per technician, in dirhams, falling as you grow.
AED 149 per technician for the first 10, 99 for 11 to 30, 69 for 31 to 100 and 49 above that, on your own copy hosted by us in the UAE. An FM company with 60 technicians and supervisors pays 10 × 149 + 20 × 99 + 30 × 69 = AED 5,540 a month, plus the maker’s feature licence at cost. Tenants are free. FAQ
What FM managers ask first.
- Does it make our buildings compliant with Dubai Municipality or Civil Defence?
- No, and no software can. It keeps the inspection and service dates on schedule with the readings on each job. Certificates and approvals stay with you and your AMC companies.
- Can our AMC subcontractors use it?
- Yes. Their technicians get logins and their own jobs, and count as technicians. Keeping the AMC company on file as a vendor needs the maker’s feature licence.
- Can we run several clients’ buildings in one system?
- Yes. Each tower or compound is a location with its own assets and requests, and reports filter by location. Separate companies in separate copies is also possible.
- Is it CAFM or CMMS?
- It is a CMMS with buildings, plant rooms and tenant requests, which covers what most tower teams do each day. Space planning and contract billing stay in your other systems.
- We already have a CAFM that nobody updates. Why change?
- It depends on why it sits unused. If complaints still arrive on WhatsApp and readings go on paper, the system is not where your technicians work. We load your buildings, assets and AMC calendars during setup, put the jobs on their phones and train them in Arabic and English. Start with the buildings where the complaints are loudest.
- Where is our data stored?
- In your own copy in the UAE, or in Jeddah or Riyadh, or in your own cloud.
- What counts as a technician?
- Anyone with a login who works on or assigns jobs. Tenants and anyone who only raises requests are free.
