A snagging inspection in a new Dubai apartment: an inspector with a tablet and torch checks a wall tile, the buyer points at a door hinge, blue tape marks on the wall, a contractor kneels with a toolbox.

Real estate CRM · handover and snagging

The buyer found 41 snags. The contractor has a WhatsApp photo of 12.

Snagging is where a happy buyer turns into a complaint. Snags come from the buyer, your own QA inspection and a third-party inspector, and go to contractors who work from photos in a group chat. We set up snagging on Salesforce with one list per unit that the buyer, your team and the contractor each see from their side.

Every use case

Every handover and snagging use case we set up.

Pick the ones you need. Most teams start with three or four.

Before and after

What changes for the team.

  • Example

Handover manager at a Dubai developer with 280 units completing

Today: Snags arrive as PDFs from buyers and inspectors, and contractors get photos in a group chat.

After: Each unit has one list. Contractors close snags with a photo, and the buyer sees the date.

  • Example

Customer care lead in the defects period

Today: Leaks and faults after handover reach sales, who left the project.

After: Owners report in the portal. Each request goes to the trade, with the SPA’s defects period on the unit.

FAQ

What teams ask first.

What is snagging?
Snagging is the inspection of a new unit for defects before or at handover: cracks, poor finishes, faulty fittings, leaks. Each defect is a snag, fixed by the contractor before the buyer signs off.
Does the snagging app work without Wi-Fi?
Yes. Inspectors log snags offline in the Salesforce mobile app, and they sync when the unit has signal.
How long is the defects period?
Whatever your SPA says; many Dubai SPAs give a year on finishes and fittings. Structural defects carry the 10-year liability in Article 880 of the UAE Civil Code. We put your periods on each unit.
Can a buyer’s own snagging company use it?
Yes. They get a login for the units they inspect, or upload their report, and their snags join the same list.

The honest no: if the work is a software factory with a named delivery date, we are the wrong partner.
