Real estate CRM for brokers · commissions

You booked AED 2.8M in commission. How much do you keep?

Gross commission is shared with co-brokers, split with agents, overridden for team leaders and taxed, and much of it arrives months later. We set up Salesforce so every deal carries its commission from gross to net, payouts are approved in Slack, and each agent sees the same numbers finance does.

The screens

The waterfall, the statement and the approval.

Example agents and figures. Splits come from each agent’s contract.

  • A Salesforce dashboard: a waterfall from gross commission through co-broker shares, agent splits and team lead overrides to net to the company; gross by source (off-plan, resale, leasing); a table by agent with deals, gross, split, paid and pending; and payouts awaiting approval.

    Owner and finance

Gross commission is not what the brokerage keeps. This shows the walk from gross to net, by source and by agent, and which payouts wait for approval.

    1. 01The waterfall: gross commission, minus co-broker shares, agent splits and overrides, to what the brokerage keeps.
    2. 02Gross by source: off-plan, resale and leasing.
    3. 03By agent: deals, gross, split, paid and pending.
    4. 04Payouts awaiting approval, approved here or in Slack.
  • A phone screen for an agent: earned, paid and pending this quarter, then each deal with gross commission, the agent’s split and amount, and its status (waiting for transfer, invoiced to the developer, paid), with a button to ask finance.

    Agent

Each agent sees the same numbers finance sees: gross, their split, and why a payout is still pending.

    Finance and the sales director

Payouts post to Slack with the calculation, and the approval is written back to the deal.

  • A Salesforce owner’s dashboard: leads, viewings, deals closed and gross commission; a source-to-commission table for Property Finder, Bayut and dubizzle, Meta ads, referrals and walk-ins; median first reply by team; agents ranked by gross commission; and listings live, permits expiring and exclusives.

    Brokerage owner

Which source produced commission, not just leads, and which team answers fastest. Referrals bring the fewest leads and close the most often here.

    1. 01Source to commission: leads, viewings, deals and gross commission for each portal, ad and referral.
    2. 02Median first reply by team, from the lead clocks.

Every use case

Every commission use case we set up.

Pick the ones you need. Most teams start with three or four.

Before and after

What changes for the team.

  • Example

    Owner of a 45-agent brokerage

Today: Payout day means two days of Excel and three disputes. Agents leave for brokerages that pay faster.

After: Each deal carries its split; payouts are approved in Slack and agents see their statement.

  • Example

    CFO at a 250-agent, three-office brokerage

Today: The board sees gross commission booked but asks what the company keeps by office and source.

After: The waterfall shows gross to net by office, source and developer, from the same deals.

FAQ

What teams ask first.

Is there a standard commission rate in Dubai?
No. Dubai Bylaw 85 of 2006 says the broker’s fee is set by agreement, or by prevailing practice where there is none. We set up the fee each brokerage agreement states.
When is commission due?
On a sale, when the sale contract is signed and registered with DLD, unless the brokerage agreement says otherwise (Article 28). Off-plan commission follows each developer’s agreement.
Can agents see their own commission?
Yes, their own deals only: gross, split, paid and pending. Questions go to finance from the same screen.
